This NW3 house has been designed by the architect behind Kanye West’s Manhattan apartment and the Shard restaurant, but you’ll have to [la, la, la] wait till you get your money right to buy it at £22.5 million

There’s minimalism, and there’s the minimalism of Claudio Silvestrin, designer behind rapper Kanye West’s Manhattan loft and much-loved by fashion powerhouses such as the likes of Giorgio Armani and Terence Conran.

Bound 2 attract house hunters with deep pockets and a taste for the avant-garde, the architect’s latest projecton Cannons Lane features cool, earthy tones and clean-lined stonework.

At £22.5 million, it doesn’t come cheap, but as he reminds us, Yeezy would spend that on a necklace.

Silvestrin’s style is renowned for its simplicity and subtlety, but there’s something unapologetically grand about the Hampstead property on Cannon Lane.

Covering 7,940 sq ft, the house is a shrine to bare-faced design aesthetics, but its grandeur results in a somewhat uneasy mixture of minimalism and boldness. Perhaps it’s this tension which has engendered a lukewarm reaction from buyers; the property has been on the market since August when it was being marketed by TK and Savills.

Then again, last summer was a terrible time for prime property, with stamp duty and Brexit woes throwing the breaks on the market. New instruction Beauchamp Estates haven’t dropped the price, unlike many agents trying to shift multi-million homes in London, so they must be confident that they’ll find a Gold Digger with deep pockets.

West might be the self-titled “greatest living rock star on the planet,” but it’s the stone which is the star of this show. The walls of the property alone are worth more than the most people’s homes.

£1 million worth of stone has been imported from the Italian Dolomites and was undoubtedly chosen for its harder, better, faster, stronger texture when compared to traditional materials. It also lends an air of calm to the property, which might otherwise appear like a party pad for the likes of Mr West and his famous friends.

The property has five bedrooms and five bathrooms spread over five floors, alongside quarters for staff, but it’s the communal spaces that command the most attention. The indoor swimming pool and spa area has been designed to incorporate a steam room, sauna and a gym and fitness suite, so homeowners can experience the VIP treatment every day.

The property also has a games room, cinema, and drawing room alongside the 50ft formal reception room, study and open plan kitchen where you can cook up your very own fish fillet. There’s even a bar area built into the stone so you can ball so hard at home if you don’t fancy going out.

Silvestrin knows a thing or two about views having designed the Oblix restaurant at the Shard, and has installed floor to ceiling windows in the bedrooms of the mansion, with curved glass and three balconies providing expansive views of the rear stepped gardens and patio designed by RHS gold medal winner, Chris Beardshaw. Can we get much higher? Of course you can, if you take the elevator up to the roof terrace.

With a price tag of £22.5 million, the property is likely to leave purses and brows as distressed as Yeezy’s clothing line, but it does no harm to take a peek for design ideas for our own homes. In the words of Mr. West, “won’t sell ‘em no dream but the inspiration is free.”
