One Marylebone estate agent will have to work hard for his commission this month- his firm need to persuade a punter to sign an �85,000 lease on a flat the size of a snooker table.
Hunters of Baker Street have secured the property, believed to be the smallest ever to go on the Market in London, in up-market Knightsbridge, just opposite Harrods on the Brompton Road.
The flat, in the sought after Prince’s Court flats, measures only 3.15m x 2.54m (10’4 x 8’4), but somehow finds the space for a bed, kitchenette, shower and toilet.
Matthew Fine, Director of the Hunters branch on Baker Street has worked as a London estate agent for 30 years and has never marketed a property so small, “I can stand in the middle of the room and touch the walls! This is, however, a great little buy - premium location, quirky and at a price unheard of in this part of London.”
