Camden local plan sets out biggest developments up to 2041

Camden Council has set out its vision for development in the borough until 2041 in its draft local plan.

This suggests that more than 10,000 homes need to be built in order to support Camden’s population.

Camden Council is running a public consultation until June on the final draft of the document.

If the plan is approved, it will be adopted by the council and used as guidance in planning decisions.

Here are three of the biggest developments set out in Camden’s draft local plan.

Euston station

Euston is set to be the London terminus of HS2 – and a huge amount of development is set to take place around the station as a result.

Camden has suggested that up to 2,500 new homes could be built in the immediate vicinity of the station, although these are unlikely to be finished until the end of the next decade.

The station itself is also set to be upgraded as part of the works – with new platforms built for the high-speed trains.

How many platforms the HS2 station will have – originally earmarked for 10, but now set for just six – will likely impact what can be built and where.

Another key priority for the council is to improve Euston Road. The local authority says it wants to reduce “the barrier effect” of the road.

The stop-and-start nature of the Euston station development means that confirmed design details are few and far between – but we can expect lots to change in the area over the next 15 years.

Regis Road and Murphy site

A large number of new homes are set to be built in Kentish Town at the site of the industrial estate in Regis Road and nearby at Murphy’s Yard.

At Regis Road, Camden wants 1,000 homes built as well as a new Film Quarter.

Since 2020, different private developers have bought up parts of the site. 

The council has described this patchwork of landowners as adding “complexity to the desired comprehensive approach”.

Despite these difficulties, the council hopes that different developers will work together to transform the area in a “co-ordinated” way.

A further 750 homes could be built on the Murphy’s Yard site, which lies on the other side of the train tracks to Regis Road.

O2 Centre Finchley Road

Planning approval has already been granted for many of the existing buildings at the O2 Centre site to be knocked down to make way for 1,800 homes.

Developer Landsec has started preparing the first phase of development by demolishing the former Homebase.

Of the first 600 or so homes to be built, the tallest block will stand 17 storeys tall.

A reconfiguration of the shopping centre car park is also planned this year, which will see the number of spaces serving Sainsbury’s, the O2 Centre and car showrooms reduced from 520 to 200.

Once this is completed, construction is expected to begin on site.
