Property development often involves building as many houses in one area as possible, especially with the lack of space in our congested capital.

One of the main reasons for this is because developers need to generate a profit, but in some cases, this may mean the consumer is neglected in favour of revenue targets.

This is something that local developers, JAMM Living claim to have avoided with The Fortis Collection, a high-end development of ten contemporary homes set in north London’s sought after Fortis Green, within the historic grounds of Beacon Lodge.

Once a former care home, the development is a conversion of the original mansion built at the turn of the 20th Century, which features three separate homes within, and is set in approximately 0.8 acres on Eastern Road. Alongside the historic mansion are six new-build contemporary duplexes and the Pavilion, a design-led home discretely positioned in secluded landscaped gardens.

Tim Jackson, Director at JAMM Living, says: “This is the first site I’ve come across where every box is ticked. It’s a quiet road, it’s in the school catchment area, it’s six minutes walk either way to East Finchley or Muswell Hill, it’s near the tube and it’s got amazing grounds. We couldn’t be prouder of The Fortis Collection and it embodies our ‘No Compromise’ philosophy.”

JAMM Living also pride themselves on using local suppliers and materials wherever possible for The Fortis Collection, as well as environmentally sustainable materials.

“The wood and the tiles we have used are from a local firm, so we aren’t transporting things from miles away, we use manufactured kitchens that are handmade in the UK too, which means the carbon footprint is already low just in terms of transport. Even our gardener is local, he lives in East Finchley,” Tim says.

“The roofs of the properties have solar panels, but you wouldn’t notice them because they are built in on top. There is also cycle storage for everyone because we know how locals love their cycling, so that is built in as standard. The homes are incredibly energy efficient, we believe the electricity bill will be minimal at best and on certain days it may even feed back into the grid by producing more than gets used,” Tim adds.

Contrary to standard practise, the development, which is expected to be fully completed in February 2018, will only be sold to local buyers, as JAMM Living want to ensure they continue to strengthen their relationship with the local community.

“Our typical buyer is a downsizer, who loves the local area and appreciates it. We are not selling to foreign buyers, we expect most of our buyers to be within a three to four mile radius of the site,” Tim says.

The collection, inspired by the fact that the many of JAMM Living’s developers have lived and worked in Muswell Hill for nearly 15 years, means they believe they know the clientele, and the kind of people who live there.

This has prompted a desire to create “forever homes” that “will see people still living in the properties in 20 to 30 years time,” with a focus on families, working couples, and retired downsizers, who still want access to the local community.

“We have designed what we believe to be forever homes and we hope people will feel they have got thoughtfully designed properties, with great storage and high spec units, which are built to last,” Tim adds.

A launch event will be held at The Fortis Collection on Wednesday October 18, hosted in the Pavilion house, a good example of what the rest of the properties will look like. Drinks and canapés will be provided, and JAMM Living Directors will be available throughout the event.
