Paddington Basin has long been in the shadow of the King’s Cross redevelopment, until now
The regeneration of Paddington has long been waiting in the wings. Since the upcycling of fellow station hub King’s Cross, Paddington has looked like a plain Jane next to to the high-tech, hipster hub. Now, Meritas Real Estate is developing four new buildings in the Paddington Basin adding to the current regeneration of the area.
Designed by Assael Architects and the brainchild of Powell Dobson, the four towers of Paddington Gardens will reach between 17 and 21 storeys overlooking acre of green space. The first phase of the development, Drummond House, offers 95 residences, whilst in total the four towers will include 271 private apartments and 64 affordable homes.
Meritas hopes that families and local workers will move to the new flats, which will include 24 hour concierge and security as well as private parking for 203 cars with facilities for electric cars.
Residents with children will be able to make use of the primary school being integrated into the Paddington Basin development, with extra guests catered for by the neighbouring 340 room hotel. Active types will be able to make use of the next door Virgin Active gym, whilst the development will also include offices, shops and restaurants.
The once industrial canal basin has recently been brightened up with towpaths and footbridges, outdoor entertainment areas and water’s edge amenities. This will be complimented by roof gardens and a new pedestrian boulevard featuring topiary shrub plants connecting the development to the popular Regent’s Canal.

Paddington Gardens will also benefit from transport links including close proximity to the new Elizabeth Line, promising future price increases in areas close to the Crossrail of 31 per cent according to CBRE. Nearby Praed Street is due for a cosmetic facelift including a new piazza and shopping parade as well as a glass cubed building from Renzo Piano.

With a gym, school, hotel and luxury apartments, it seems that Paddington Basin could just be London’s latest It Girl.
