The house on Belsize Park Gardens, which is divided into five flats, has a guide price of £7million with potential to extend and modernise.

Houses on these prime Belsize streets rarely come up in their entirety, as Nick Collins, partner at Hadleigh Residential who are marketing the property points out.

“Opportunities like this are as rare as hens’ teeth. I can certainly count on one hand the number of whole houses of this kind I’ve sold,” he says.

“We’ve sold a couple as investments in the past and a couple as whole houses but it really is only a handful.”

This may sound hyperbolic, but in an entirely unscientific attempt to verify, a quick search online for whole houses in Belsize Park yields no other results at anything like a similar size or number of bedrooms as this property.

“There’s a distinction to being on this side of the road because you’re on the south side so you get the best light and also the houses on this side have much larger gardens than those across the road.”

Currently extension-free (a mark of distinction in its own right in Belsize Park) there is potential to add a generous amount of additional space subject to planning consent.

While rental yield in north London tends to be on the low side, Collins says that when combined with the capital appreciation that should accrue, the long term investment value of the property would be significant.
