First Time Buy

Fordwych Road, West Hampstead, NW2, £300,000

There’s something innately appealing about the configuration of this studio flat. The architects have managed to pack a lot in to the 344 sq ft of space, with the ultra high ceilings allowing for a mezzanine floor that serves as a bedroom, accessed by a ladder (so maybe not one for anyone with a tendency to sleep walk). Tucked away underneath is a bathroom with a separate bath and shower.

The satisfyingly compact kitchen is flush to wall, an arrangement that simply begs for a pulley system to allow easy access to midnight snacks. The large bay windows of the period conversion create a bright and airy living space. With everything you could need in one judiciously partitioned space, one begins to question why you’d need a whole house anyway. At £300,000 it’s an affordable starter home by north London standards, and wouldn’t be two much trouble for a couple to share.

Big Buy

Cannon Lane, Hampstead, NW3, £22,500,000

At £22.5 million this is a big buy even by north London standards. Architect Claudio Silvestrin has worked for Kanye West and describes his style in a series of parallelisms as “strong but not intimidating, elegant but not ostentatious, simple but not soulless,” and for a new build it is certainly not lacking in soul.

A cascading series of outside spaces hugs two sides of the building, with interconnected terraces, balconies and lawns providing areas of private calm. Built on an elevated position and with plenty of modern glass floor to ceiling windows you’ll be able to enjoy some cracking views over London all year round. Money talks, wealth whispers and the home has been decked out in full stealth wealth style with environmentally friendly materials hewn into ergonomic curves and a full compliment of basement levels.

Rental

Westover Hill, Hampstead, NW3, £3,950 pw

Finally, a tale of renting in London that isn’t utterly depressing. If you can afford the rather steep rates of £3,950 pw, that is. This is a rental opportunity for those with cash to splash or who want to dip their toe into living the Hampstead lifestyle without committing to investing in property in this time of political uncertainty.

Set in a private gated cul de sac the six bedroom house offers 5000 sq ft of newly refurbished living space. There’s plenty of room for all the family, with a large L shape reception room with a separate dining area, an integrated kitchen/morning room, and a lower ground floor with a media room, gym and indoor swimming pool. Outside there’s a large driveway with a garage and to the rear a terrace overlooking a perfectly manicured lawn created from all-weather artificial grass, so you never have to waste a Sunday afternoon pushing a mower around.

Fixer Upper

Onslow Close, Queens Park, W10, £575,000

This four bedroom maisonette doesn’t need too much work to bring up to date and offers a fantastic opportunity to turn a tidy profit or to create a family home in a very central location. £575,000 for a four bedroom property in the borough of Westminster (which boasts the lowest council tax in the country) is a very real bargain, given there are currently several two bed flats in the area on the market for a similar price.

The split level maisonette offers 1248 sq ft over the ground and first floor and has its own private back garden. Simply swap out the laminate-looking floor, deal with the retro woodchip ceiling and banish the yellow and peach wall coverings and you’ll have a delightful home to call your own, or to rent out to a family looking for an easy commute. The zone 2 connections are excellent, with the Bakerloo and Overground at Queen’s Park to the north, and the Hammersmith and City and Circle Line to the south at Westbourne Park.
